If you have standard landlord insurance on your individual properties, and want to put on an umbrella insurance policy, is it better to use a different provider to "diversify" coverage? Potentially if your initial policy doesn't cover something then there's a chance that your umbrella policy will?

Alternatively, is it better to use the same provide so the stacked policies fit together better?

I agree with @Mike Street, Set For Life is an awesome book.

Some ideas to consider:

-Cash out refi on your duplex to provide down payment for another property

-Use an FHA or conventional loan for your next primary residence, many lenders will let you do 3.5-5% down

-For your next primary residence, try to get a 4 plex. It offers even more rental income and will still count as a primary residence for conventional loans

Typically you're looking at 75% LTV, or 70% if you're pulling cash out. Keep in mind however, most of the local NH banks I have spoken with are very conservative. They are hesitant on older buildings with the potential of lead paint (much more so than national lenders in my experience). They also have similar income requirements to Fannie/Freddie loans.

I tried to use some local banks but so far have been sticking with national lenders since the locals guys were making things too difficult.

I spent over 50k at Home Depot last year and plan to spend more this year. Any recommendations on how to get automatic discounts? I have a pro account and "Commercial Revolving Card" with them, but that's basically just fuel rewards and discounts on paint which is cheaper at Sherwin Williams.

I have 15 units (and counting) across a small handful of properties in New Hampshire. What is a reasonable rate to expect for property management? Both monthly rate and lease up fee?

I would definitely recommend Cozy for a small portfolio. Free, simple, easy to use. Can't beat it.

I just ordered these for three on my multifamilies. I agree their customer service is marginal at best, but it seems like a great product

Investment Info:

Single-family residence buy & hold investment in Oklahoma City.

Initially a 13% CoC return rate. We switched tenants and now have a 18% CoC return. Long term hold as we are bullish on the Oklahoma residential market.

How did you finance this deal?

Conventional financing. We found a solid local lender who was able to do loans as low as 30k.

How did you add value to the deal?

Annual rent increases

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
