I am looking to buy a property in Luray VA ( Shenandoah area) costing 450K i will be putting 20% down and financing the rest. Externally looks like a B- Inside is an A-. It is a 3 bd 3 bath. It has 3 acres lot. If my goal is a min 15% CoC return is it a worth getting into; I would be using property management company to service it ( should help in running numbers

If I were to get a good deal on a home with a decent amount of acerage how easy is it to get zoning approved for glamping on property?

I am sure this has been covered many times in the past but you folks could shed light on which analytical data tool is better than the other and why that would help me decide to invest funds on the right tool. If there is any other tool beyond the 2 mentioned feel free to list the same as well.
