I am a first time investor. I need your help in regards with this deal, any help from you guys would be much appreciated please and thank you!!

3bed/2bath/2car with 1500 sq.ft.

asking price- 95k (will offer 80k and work my way up to see where we meet the mutual point)

Repair Cost Estimate - 12-15k

ARV- 150k

market rents at $1200/month (estimated through some research via google!)

appraised value 106k

monthly cash flow $200

ROI - 9%

*2016 house was appraised at 74k and 2017 at 106k

Elementary school is literally walking distance from the property, and high school is couple of miles away, nearest hospital is 3 miles away.

what else? what am I missing? what information do I need to know for sure to make this deal is mine?

I was just curious as to how you stared your journey as a real estate investor, did you also find local REIA and networked with them to get started? if so how was your experience? what were the numbers on your first deal?

My name is Akar Pokhrel. I have been living in DFW Metroplex my whole life, and I am 26 years of age. I went to Texas Tech University to finish my Civil Engineering degree. I am currently employed full time in Dallas and commute to work from my home. Just like most of us here in BP, I am one of the prospect candidate that would want a passive income, while still being employed at my current job. I have worked hard to come where I am today and I am willing to work even harder for the rest of my life to get to where I want to be. 

I currently live in a house in Euless Texas which I currently own. It is a 5 bedroom house and it is in a prime location. I purchased my house when I was going to community college and was also working full time. I have owned this house for more than 6 years now. I now am eagerly wanting a HML to help me out on the next deal. I have a good source of income that will give an assurance to the lenders about making deals happen and following through to the deal with success.

To cut to the chase, if any lenders are willing to work out a deal with me, please contact me directly. Just to make things easier and to go with the flow, I don't plan to make too much profit on my deals until I learn ins and out of the business, so lenders can be self assured that they will make 80% or more on a deal while I am able and willing to take 20% less. We can workout more prominent numbers as we get to know each other in detail. 

I am here to play the game and win, anyone willing to make easy money with less work should seriously hit me up because I can basically handle everything except for the part of little help financially, which will cover with the profits you will attain with the deals we make together.

@Chris T. Thank you for your valuable advice, and I will certainly keep your advice in mind and act as fast as I can. I see that you are in Illinois, have you considered investing in Texas in near future?

David Zheng I feel like I am in the same situation as you were before you purchased all your properties. Now the only thing different is that you are way ahead of me. I also have 60k salary, i live in TX, and i have been researching like a maniac to get started somewhere. I will soon see you in market my friend, thank you for making this a motivation Monday for me. I know i might not have experience like all the legit investors in BP, but you never know what a noob might have under his sleeves. Hoping to get some insightful knowledge from you. Best Regards
