@Account Closed I have just received the email yesterday and thought it was a good deal, so I did a quick search and ran some numbers, I am definitely not closing on the deal unless I have a proper plan and I have someone out there with me to guide through this. I will be heading over to the property next week to check it out and maybe make an offer after I think it will match what I am looking for. I should also say that it will be my first investment and when visiting the property, what are the key things I should look at to have a close estimate of my repair cost (besides the obvious)

Andrew Johnson I couldn't agree with you more on your statement. Which makes me think twice about this deal. However i do believe that this property has a great potential for future. When you are studying the market to buy and hold the property, besides cash flow what gives you a satisfaction that it might be a good deal? The reason i ask that is because while i was using the BP calculator to buy and hold i was very conservative on my numbers therefore The only thing i want to be sure about is that how easy/difficult i will find renters around that area, and i think Matthew Rogers mentioned about asking property management companies about the information of renters around that area. Any other ideas would be much appreciated.

Andrew Johnson it must be the assessed values, which makes a lot of sense anyway. Is there a way i can send you the document? I would appreciate it if you can take a quick glance at it.

@Andrew Johnson that def. stuck me odd as well that was the reason I kind of have that as ** on my post. However, I have obtained that information from the citys website. do you have any other way for me find out? I receive emails from my realtor about deals and i don't think my realtor would have the answer to this also.

I am trying to buy and hold the property (therefore I have looked up the rent around the area).

I will not be adding anything new to the building other than what is absolutely needed (15k is what I have in mind)

$1200 is after the repair.

20% down on the house (keeping 95k in mind 19k down)

all the numbers are based off of 95k

both appraisal value is from the city website. (that actually is a good question, need to find out more about that)
