Interesting you say that because in my area it seems furnished Finder folks are more interested in even smaller accommodations/ rooms because I see many (like, a loooot) looking for places <$1200. Which is very bizarre to me because in Atlanta/Decatur, you can’t find an empty apartment for that price.

This is a fully furnished basement unit. 1 bed 1 bath, kitchenette, W/D and its own private entrance, all utilities included.

Hi everyone,

I think I'm having trouble sourcing MTR tenants. I currently use Furnished Finder and Facebook Groups to scout tenants and I just don't feel like I am getting the demand that I should be getting, which leads me to believe that my properties are not getting enough exposure. I have actually had more success with Facebook than Furnished Finder, and it takes a lot of work searching for groups to post in.

I have two rentals available for MTR, however I'm okay with one of them not being a MTR because of how well it has been doing on Airbnb. I still like to be flexible. On the other hand, I would highly prefer the other to stay a MTR, as this one is a house hack and it just works well for us. I have a tenant who has been staying with us for the past 3 months and it's gone great. However her lease is up soon so I need to find another MTR tenant.

Of course I am going to continue searching on Furnished Finder and Facebook, but are there any other platforms that I'm not aware of or that you have had success with? Maybe Insurance housing?

A tough time to connect with a real estate specialized CPA, as many of us are busy with the 10/16 filing deadline. Try reaching out in a few weeks and speak with a few different CPA advisors, to see who you are most comfortable working with. Good luck!


Hey Randall! I've been seeing that quite a bit! I wasn't even aware that there was an Oct 16th extension, is this extension date normal?? 

My goal is to connect with someone well before the tax season, you know? So we can build a solid relationship and get ahead of the curve! I was thinking that fall/winter season would be good!

Hey everyone!

I have a 2bed/2bath home located in Atlanta, GA (additional room for office space). I'm very new to the STR game and so far it's been doing decent, but I'm starting to feel the pressure of slow season loom I'd prefer to just lock in a MTR for the coming months.

My problem is that it's not getting much traction right now. I currently have it listed on Furnished Finder which has worked for me in the past, but now not so much. First thing that comes to mind is: price - which I've already dropped numerous times. If you ask me the price is fair relative to the market, but what I've been seeing is outrageous requests from prospective tenants!

I'm seeing requests for entire homes - all utilities included, W/D, FURNISHED, pool, gated community and I wouldn't be surprised if I saw someone throw in an extra request for daily spa treatments - all for around $1,400/$1,600 or less! 

Now I'm being partly facetious here, but I live in Atlanta and let me tell you that you'd be very pressed to find even a bare bones studio with nothing included for those prices. My home is everything included - you just need to pay the monthly rent. It's leading me to think that I need to start exploring other MTR platforms to market my property. I've been hearing a lot about the insurance housing industry and would like to explore that more, I'm just not very knowledgeable in that arena. Any platform suggestions or pointers would be greatly appreciated! I believe my home is a great find, but it just needs some better exposure!

Cash invested: $13,000

4 bed 4 bath house hack featuring a fully finished basement with its own private entrance. I will occupy the 3 bed 3 bed upstairs while the 1 bed 1 bath basement unit is available on STR platforms such as Airbnb, Vrbo and Booking.com.

Lessons learned? Challenges?

Getting this home was a major challenge due to the sellers dragging things out, rare I know right. We initially went under contract in April 2023 and didn't officially close until July 2023. Ouch.

The biggest challenge was getting the seller's to obtain a Certificate of Occupancy, which is required to sell the home. Why did they not already have this? I do not know. However it took over a month just to obtain this certificate after going under contract.
