Getting the Proper Exposure for my MTR
Hey everyone!
I have a 2bed/2bath home located in Atlanta, GA (additional room for office space). I'm very new to the STR game and so far it's been doing decent, but I'm starting to feel the pressure of slow season loom I'd prefer to just lock in a MTR for the coming months.
My problem is that it's not getting much traction right now. I currently have it listed on Furnished Finder which has worked for me in the past, but now not so much. First thing that comes to mind is: price - which I've already dropped numerous times. If you ask me the price is fair relative to the market, but what I've been seeing is outrageous requests from prospective tenants!
I'm seeing requests for entire homes - all utilities included, W/D, FURNISHED, pool, gated community and I wouldn't be surprised if I saw someone throw in an extra request for daily spa treatments - all for around $1,400/$1,600 or less!
Now I'm being partly facetious here, but I live in Atlanta and let me tell you that you'd be very pressed to find even a bare bones studio with nothing included for those prices. My home is everything included - you just need to pay the monthly rent. It's leading me to think that I need to start exploring other MTR platforms to market my property. I've been hearing a lot about the insurance housing industry and would like to explore that more, I'm just not very knowledgeable in that arena. Any platform suggestions or pointers would be greatly appreciated! I believe my home is a great find, but it just needs some better exposure!
