@Marcus Auerbach Yes, your assumption about my question is about correct lol. I have been doing a lot of research on house hacking (real estate investing in general) and I will honestly admit all of the expenses to account for like vacancy, repairs, capex, PITI, etc can definitely be intimidating!! Not to mention living in such a high priced market like Atlanta. Pardon me for my very beginner questions, but the answers provided are very much appreciated and helpful

@Brandon Rush Thank you so much!! My fiancé and I have been educating ourselves on real estate for a little over a year now by mid 2020 have a good chunk of a down payment for an investment property. From what I've learned I really like the idea of a house hack because of a tenant paying down the mortgage, essentially allowing us to live free, or at a discount. Then once we are ready, leave that unit and then have two tenants in the duplex!

We have been doing sooo much research to prepare so I wanted to make sure I have the major points nailed down. I would love to reach out to you just to get some further tips and pointers as we get closer in the process. Thanks again!

Hello everyone! My fiance and I will be doing a house hack by summer 2022, we have been saving cash since July 2021. What are the major monthly expenses in a house hack? (Assuming we will be putting less than 20% down).

Hey @Joe Martella so you you put all of your cash flow away to the side in the event of a Capex. How do you use the cash flow to reinvest if you are just putting it all aside for a Capex?

SO I have a rather interest question I think... Cash Flow = income - expenses, and we know you must break down the expenses further, ie. mortgage, insurance, taxes etc. I'm curious however about the budgeted expenses that I hear many investors harp on. Budgeted in this case meaning expenses that aren't going toward immediate outflows, but rather the potential of later outflows. For example a vacancy percentage, future repairs and Capex.

Now I understand the importance of having these items in the budget, however let's say hypothetically we never have a vacancy. Or we don't have that annoying repair or huge capex expense. All of that cash being stashed away in case these things happen but is never used, then what? What do we do with this cash?

@David M. These are some great pointers, thank you. I'm glad you mentioned not being eligible for a residential loan under LLC, something I didn't think about. I'm assuming it would not be wise for various reasons to just use his cash to leverage a residential loan in our name (fiancé and I) and then split profits? I only ask because I know this to be an attractive way to get in on a first deal especially. Lower money down is less money tied up!

Hello everyone! 

My fiancé & I have been pooling in our savings together for our own real estate investment for the past 5 months and have a goal to begin sometime after 12 months of saving (so far so good). I have a good friend whom I went to college with and has a good chunk of funds right now. He is now interested in doing a deal with us and I'm a bit hesitant because involving another party I'm sure can get complex. However he does have the funds and he could definitely  help get the ball rolling faster. Any ideas on the best way to go about this?

Quick facts:

- My fiancé & I live in ATL, GA, he lives in Minneapolis, MN area.

- At the end of 12 months, my fiancé & I plan on having between 20-25K. Right now we have about 10K. Friend has 30K right now.

- No previous real estate experience, only knowledge I've researched for the past year

- All in our mid 20s, stable jobs (friend is in med school only)

Hello everyone!

My name is AJ and I am originally from Buffalo, NY. I studied and played college football in Erie, PA and just recently moved to ATL with my girlfriend after accepting a job offer here (currently renting in Sandy Springs). I work as a software developer and my girlfriend is a registered nurse. I am 23 she is 25 and together we have big goals of getting serious within real estate!

I actually found out about BiggerPockets trying to educate myself on the BRRRR method from some guy on Youtube. I often educate myself on real estate by getting lost in YouTube or reading books. Other than that, I have no real world experience in real estate.

I have always been done very well with saving/budgeting my money and so does my gf. I think we work very well trying to make smart financial decisions. My overall goal with real estate is to use it as an avenue to build wealth and have this "financial freedom" that many successful investors/entrepreneurs talk about. We would like to make our first investment a year from now, but trying to figure out how realistic that is. Either way, I want to continue to educate myself and also connect with others so that we can all network and help one another!
