Hey everyone, 

My fiancé is having trouble being approved for a loan right now because she is currently a travel nurse. Underwriters of the lender we are working with dislike her profile because on paper it looks as if she will not have employment after her assignment is over. 

Does anyone know any lender(s) who are more familiar/lenient with travel nurses?

Are there any good pointers when it comes to lenders? I've talked to one local mortgage company so far and we've actually had pretty good back and forth conversation. I just don't want to stretch myself reaching out to a bunch of different lenders when from what it sounds like I will be offered very similar products. All the while I'm liking this mortgage consultant who I am currently working with. I am a first time homebuyer looking for low down payment options, preferably on a duplex to house hack.

I just got off the phone with a realtor and he told me that I couldn't do a house hack (duplex) with an FHA loan (!!??). This goes against everything that I have come to believe through my own extensive readings and research. At this point I plan on just calling up lenders directly to ask them these kinds of questions because I feel like I get told so many different things... but I just wanted to know what the BiggerPockets community thought about this one.

Thanks @Mike D'Arrigo. Do you have an idea of where I can start to develop a sourcing of off market deals? Also a way to really get in front of those foreclosures and the likes of it?

*To be even more specific, I am a beginner investor looking for a duplex in the ATL area to house hack

I am very curious about what sources investors look at to find deals that work for them? I pretty religiously check out Zillow, maybe some Redfin and even realtor.com (a few others as well). However I have this feeling that these aren't the tools that most investors use to find their deals. Now I could be wrong, and maybe investors do find these resources useful... but to me these places kinda feel like the "duh, everyone is going to check this site out" and therefore there aren't many deals. If anyone has some insight, it would be appreciated!

Would it be more advantageous for a couple to get financing jointly or separately? My thought process is that my fiance and I would be able to take advantage of the first time homebuyer benefits 2x. One deal for her and one deal for myself. Thx

@Brenden Mitchum I was afraid I might hear that, but I didn't want to rule them out until I had an experienced agent tell me the same thing, that there is unlikely a legitimate duplex! But I figure this may be the inevitable reality. I guess my goal here is to in some way do a house hack that doesn't involve my tenants in my acutal living space! But looks like I definitely will have to tap into some creativity once I get a really good understanding of whats going on around here

Thanks for everyone's responses! I think now the toughest part for me is trying to find a good deal duplex in this Atlanta, GA market, which appears to be extremely tough here. I am meeting with a couple agents that I reached out to on the agent finder via Bigger Pockets, so I'm hoping they will be knowledgeable in this area!

@Bradley Dosch We wouldn't consider doing a SFH, just our preference. But interestingly enough, her and I were just talking about the utilities situation in a duplex. We could try and have the tenant pay their share of utilities or maybe we just take care of utilities and then just increase the rent?

@Joe Splitrock That likely won't be the case for us because we look to do a multifamily home house hack, so we shouldn't have common areas
