Post: First deal done, now what?!

Trey,

Congrats on accomplishing your first wholesale deal!! That's super exciting! What are the details and numbers on your deal? How did you find it, how did you fund it?

You had two questions:

- "What do i do to find my next deal, it feels like I'm starting all over again".

Suggestion: Begin a Direct Mail Campaign. Target a few Zip Codes in your local area, and target a specific market (Absentee Owner, Tax Delinquent, Probate, there are many more). This will help you drum up interest and then begin talking to sellers about their properties. Of course the goal is to keep the ball moving.

- "What do I do to find a sponsoring broker? Like how do I go about asking a broker to be my sponsor?"

Suggestion: There are plenty of real estate firms in Cincinnati that would be able to sponsor you, you may also find another local broker who could fund who at your local REIA meets.

Welcome to BP. I am 6 months into educating myself, learning from mentors, and networking through my local REIA. Here is where I am finding success in building my cash buyers list for wholesale deals. In no particular order:

**Do drive arounds and call 'For Rent' signage. Ask these persons if they are considering selling their current rentals or if they are looking to pick up a few extra properties, offer your services as an investor/wholesaler.
**Introduce yourself to local Property Managers/Landlords and ask who their cash buyers are, and if they don't mind you leveraging your relationship with them to offer your services to those buyers if you were to find a good deal for them. Get their phone & email (if possible).
**Look for other 'Big Players' in your community and ask them what their strategies are. In return offer them your time and take their time seriously. Find ways to become a benefit to them, they may just support your first few wholesales until you can drum up enough money to purchase your own buy/hold property.
**Go to local REO Auction sales, these persons almost always pay cash for properties and bid the prices way up! Let them know who you are and ask them 'Hey if I find a hot deal that you could rent or fix-up and sell, could I tell you about it'. Be genuine of course and not so pushy, these guys are serious about their margins.

**Network, network, network. Get on BP, ask questions, ask for the relationship. Go to your local REIA club meets and shake hands, share business cards.

Sebastian, where are you in your process now? I also do wholesaling in Texas and wanted to offer feedback. Like you said, start by grabbing your list from a site like list source.com of the types of leads you want. Calculate your offer price by using 70%(Value) - repairs. Once your property is under contract, market/blast the sale of contract to all of your buyers all at once. Let them bid the price up, take the best offer, and then have your investor-friendly Title Co close the deal as an assignment or a double-close if you want to keep the spread discrete. Re-invest the spread and start the process again. I hope this helps as a quick run down.

I appreciate the responses guys!!! I've been really considering the mission and vision on why I want to invest. I really believe it affords us the opportunity to helps those around us.

Hello BP my name is Anthony, most commonly AJ, born & raised in Houston, TX., but currently residing in Lubbock, TX. I am a Texas Tech Alum. I hold both a BA Business Economics and an MBA Management. I still hold a Group 1 License which is still active. I love Jesus Christ and love spreading his good news. I joined BP after a close friend, who is a Note Investor and Wholesaler, invited me on board. So far so good, plenty of connections here and things to learn. I've met a few people already who are also as ambitious and driven as I am. I am interested in Note Investments and Wholesaling. Jeff these Lubbock REIA meetings are very informative and reassuring. Getting started in RE Investing is definitely hard work especially in building our brand and relationships. The extra knowledge here definitely helps
