I think you have the right idea about setting up LLCs but from my understanding, you can just get a robust umbrella policy rather than setting up LLCs because its all about asset protection and not fancy LLCs.

With the liquid cash that you have, one of the easier ways to deploy it would be working with a turnkey company. Feel free to reach out if you want to discuss more because I have worked with a couple of turnkey companies.

Townhouse fix & flip investment.

Purchase price: $293,000
Cash invested: $51,000
Sale price: $395,000

Bought the property from Marketprohomes finished this 3 bed 3 bath project in 50 days

What made you interested in investing in this type of deal?

I look for projects where I can make 20k minimum profit and this project fit the buy box

How did you find this deal and how did you negotiate it?

Found this through a wholesaler

How did you finance this deal?

Bought it all cash through Private money

How did you add value to the deal?

Renovated kitchen, new appliances, new bathrooms, new paint and opened space in the basement added living square footage to the house

What was the outcome?

We were able to sell at the market price even with higher interest rates. We were able to get 25 showings in 3 days of listing the property

Lessons learned? Challenges?

Could have added a bathroom in the basement and made another 15k profit

Hi Chloe, One of the easiest ways of scaling in real estate today is to invest in turnkey properties out of state. If you have a busy 9-5 routine but have the money to get started and don't have enough time, turnkey companies provide some of the best resources to scale your portfolio. Hi Billy, I have found value investing in Cleveland, OH because it is home to Cleveland Clinic, lot of good neighborhoods, landlord friendly laws, stable appreciation and good cash flowing properties. There are also abundant opportunities for small multi family and SFH. I have been able to scale up to 12 doors in 2 years so definitely recommend this area.
