I recently closed on a turnkey property with Martel Turnkey and the communication from Antoine's team has been top notch. I have got a response from his team in less than 2 hours on any question I have had. The renovations mentioned on the listing are the exact renovations carried out on the property so its a very transparent process. Antoine is right in mentioning that there is $200-250 cash flow per month on the property. There is a new property management company in place now and I had my onboarding call with them last week and they walked me through every step of how they will be handling repairs, late payments, evictions and maintenance.

Really happy with the whole process. Definitely recommend them.

I recently closed on a turnkey property with Martel Turnkey last month. It was in Maple Heights, OH. The communication is top notch and the rehab was also very thorough. Definitely recommend them. If you want to know more about the purchase process, I can walk you through it. Just DM me.

I recently purchased a property with Roofstock and I have been impressed with how investor friendly the portal is. You can view Inspection Reports, Property valuation reports, ledgers and even analyze a property all on one website.

The other impressive thing is the "late payment months" option under "Analysis" which shows you how the current tenant is performing and what repairs have been made on the property. Even the recommended property managements at the bottom of the listing are impressive because they only charge 8% instead of the 10% or 9% of the rent as their fee.

@Carlos Ptriawan The main advantage of Roofstock is how easy it makes it for investors to analyze a deal and place an offer. I haven't been able to find a better portal out there compared to them.

I would definitely look into Roofstock. As a recent buyer on their website, I was impressed with the inspection reports, ledgers, property valuation and ability to analyze a property on their portal. 

I would say Roofstock is a "semi-turnkey" model because it has a tenant in place and they even connect you with the recommended property managements in the area. You can even choose to go with the current property management that is managing it. I went that route because they have a history on the payments and repairs on the property which might help with your decision making. 

Depending on your budget, I would recommend looking at Martel Turnkey. They are based in Cleveland and Memphis and offer really good turnkey properties. Let me know if you want to know more details about this as well because I closed on deal with them recently and would definitely recommend them.

@Anthony Hom I recently closed on a property with Roofstock in Memphis, TN for $70k and the tenant ledger was up to date. I requested the most updated ledger from Roofstock transaction coordinator and all the payments were made on time. The seller was also an investor like me and wanted to get into multi family units so he was selling the property. 

I also reached out to the Property Management company to get some background of the tenant's payment history, their screening process and any repairs done on the property in the last 1 year. The inspection report is very detailed and updated. But you can always request your own inspection report. If the Inspection report is more than 4 months old, Roofstock will pay for the inspection and you can even back out of the offer if you don't like what you see. 

As a recent buyer at Roofstock, I have been impressed with the ease at which investors are able to do business on it. Let me know if you have any other questions I can answer.
