Quote from @Henry Lazerow:

1) Feel free to PM me I can give you some example reports that may be helpful to know what to expect. If it's your personal residence doing radon testing is a smart move.

2) I have never seen sellers back out during that period but technically it could happen although unlikely. The time sellers may back out is if you ask for too much stuff and in that case you would not be refunded the inspection fee. Inspections are typically $500-800. There are cheaper inspectors but it's often worth it to pay more for reputable ones.

 Can you send me some sample reports?

@justin

@Justin Johnson Did you find one? If you could share ?

I am investing with a syndicate, they are a fund and just bought a property for 50% over the sale price in 2019.

Originally sold in 2019 for $40M, they bought it for $60M just 2 years later - NO VALUE ADD DONE.

What the heck is going on?

Orlando sure as hell didnt have this appreciation

New cap is at 3% on this class B property.

what do you do if you have a owners son who wont leave a property? Friend is in this situation.

Hello All,

 I am a broker in CA (11 years) living in Laguna Niguel, CA - south Orange County.

Looking for your guidance here- I am focused on investment properties, mostly for myself.  I do this part time and am looking for a brokerage that is appropriate for me.  I have been in TX for the past 5 years and will need some guidance and refreshing. I kept my license active throughout the time. Any guidance on where I should look? I looked at homesmart and reEbroker but am open to other suggestions- even local ones which could provide the support I need. Was with a small firm which went under post 2009 previously. Best, Ajay Punjabi

@David Kim where did you end up signing up?

Hey Guys, any word on what the best brokerage is to join if you are an individual investor?

I am a broker (passed my license 11 years ago and done quite a few deals)

I am back in CA after being inTX and NY for 5 years and will need some guidance from a good brokerage. Any suggestions on some that are friendly to part timers (I have a full time job as well). Will need some guidance from the brokerage.

I saw the post about reEbroker and want to know if there are others recommended

@Joe Homs

@Jennifer Matsumoto

Request your guidance on this - I am a broker with 11 years of experience. I am looking for a new office to hang my license (dont want to do it solo). I do this part time, and mostly as an individual investor with 1-2 deals a year which are for my friends (buyers).

Any firms you recommend?

I am looking into HomeSmart- local office to me (I am in Laguna Niguel), they provide some great support, and excellent commissions. Again, the support is critical but I am not exactly new to this, just need refreshers :-)
