Hey BP, I'm a buy and hold investor, living in the Southern California area. My current investments are in the DFW, TX area, but I'm looking to purchase in the Cleveland, OH area. What are the solid B & C class neighborhoods in Cleveland? Are there certain zip codes I should stay away from? Thanks, AJG

George P. Thanks for your insight. I was actually thinking about using a line of credit to finance any capex that needs to happen.

I'm looking into Memphis as well. Are there any particular areas investors should stay away from?

Joe Villeneuve I'd like to hear more about this process as well. Do you have another post that gives an example?

Hey BP, I'm fairly new and trying to determine how much you should keep in cash reserves. My wife and I have two properties, a 2008 3/2 and 1986 3/2.5, both in Ft Worth, TX. We have not done any type of major capex on either of these two properties. Both are around $115k in value and financed around 75%. We have enough money to purchase another property, but want to make sure we keep enough cash in reserves. Is there a certain percentage of our property value we should keep? Or is there some other way to know how much to hold? Thanks! AJG

@Maggie Jones this is very inspiring, especially in the Los Angeles market! I invest in Texas, but would love to invest locally. I'll have to take your advice on the MLS searches.
