@Jennifer Bennett I have one investment property now, in Fort Worth. That one was funded with a conventional loan. The opportunity I'm looking into now will be my first using private or hard money. Thanks for the recommendation.

Hello BP,

I'm looking for information and advice on getting funding for quick closing in the Dallas/Fort Worth, TX area. I'm looking for funding in the $50-100k range. I already have funds for down payment and renovations for properties in that price range. I just need recommendations for reputable private investors, hard money lenders, or banks that lend under $100k. I would like to get prequalified so that I can move quickly on any potential deals I find. Any thoughts or suggestions would be appreciated.

@Paul Timmins thanks for the valuable info! I'll be sure to check out the resources you've recommended. Great idea on the student housing. My oldest is in college now and she's definitely paying a premium for her apartment.

Hey BP Community, I'm somewhat getting started in the REI field. In 2008, my wife and I purchased our first buy and hold rental property in Dallas, TX, but haven't done much since. Our plan was to continue with buy and holds, but it takes way too much time saving to do so. Now we would like to find ways to build capital with fix and flips and/or wholesaling. We both work full time, so I know this will be a challenge; however, I've been listening to quite a few podcasts and I'm motivated by those of you who have built portfolios with full time jobs. I'd love to network with investors in CA, who are investing both locally and in other states. I have tons of questions. How are you raising capital? How are you managing fix and flips with a FT job? What suggestions do you have for beginners? Thanks! It's great to find this community. I look forward to the interaction. AJ
