I have heard a wholesaler mention how they make offers solely based on investor comps and claim that it is more accurate. I was taught to go the MAO route, but I still would like someone to give me a breakdown as to how you go about making offers using investor comps.

Mike, to my knowledge, after the 1st, the payments are actually delinquent even if there is a grace period of x amount of days specified in the note. The grace period is just that, a grace period until action would be taken after the grace period, which would be a default on payment.

Welcome to the forums Alan. I'm also in South Florida in the Hallandale area. I'm currently involved in Real Estate as an investor/wholesaler, note broker. I'm learning about doing Short Sale deals as well as Sub2 investing. There's plenty of ways to make a good living in real estate, just have to get going and this place is a great way to start.

Lol, now I see what I did. I didn't set my custom url on LinkedIn. Now I'm caught up. I knew I was missing something. Thanks for all of your help though Josh!

On the BP Contact tab, just enter that NAME on the form after:
linkedin.com/in/

and you should be all set.

You can find the name from looking at your profile on LinkedIn and viewing the address bar.


I have been putting my exact name in the field as it shows on the address bar as well as plainly(without spaces), and it still says page not found on LinkedIn. Also, It looks as if the format of a LinkedIn profile is http://www.linkedin.com/pub/name as opposed to http://www.linkedin.com/in/name. I'm still trying different entries of my name in the LinkedIn field to see what would work.

Hi Josh:

I have attempted to copy my public profile off of my LinkedIn page and paste it onto the LinkedIn field. When I update it and try to see if it works, the LinkedIn page says it doesn't recognize that page. Am I doing something wrong?

I was under the impression that the SAFE ACT is currently a proposed bill and not passed as of yet. What gives you the indication that you think it has actually passed? Also, your right, that would not be the end of seller financing if the bill passed, however, you would have to become a licensed mortgage originator to create SF notes, or a home seller would have to use one. All in all, SF transactions would be slowed down a great deal by the inconvienence.
