I have a duplex deal in Rochester, NY that has great numbers. The deal is through a wholesaler. I am working with a lender who is running some numbers for me, but I may be just shy of the required cash on hand for 6 months reserves. 

I was hoping to find an individual that could help me make this deal happen with the cash that I have available. I have enough for a ~20% down payment. This will be a BRRRR and I have a lender that I can use to refinance with no seasoning.

I just received a very nice email from a fairly new tenant in one of my duplexes. She said that, over the last month or two, she has come to the realization that a very large number of the neighborhood children, along with a couple of the next-door tenants children, seem to use the shared front porch as a hangout. She included a picture that looks like it was taken from the road while in her car, and there are at least 10 little kids hanging all over the porch and railings, and leaving trash everywhere. She proceeded to tell me that she did speak with the other tenant, who said she completely understood and will try to keep some of the children away. Well, nothing has seemed to work. And she is telling me that it is at the point where her children will tell her they're going outside, look out the window, and say "eh, nevermind." The last thing I want is for a tenant, especially a new one, to feel uncomfortable in a unit of mine. This duplex is in the inner city where I live, but it's a nicer area of the city, and the property itself is in great shape and newly rehabbed. Along with not wanting to inconvenience the tenant, I know this will cause additional wear and tear on my property, or at least the front porch. Does anyone have any advice on how I should handle this?

You answered your own question... If you go to events and people are asking you for your business card, then they are still relevant.

I have my phone number and email address signed up with some wholesalers and realtors and what not, so from time to time I'll get a text or email for a property (usually distressed) being offered for cash only. I'm sure most of you are familiar with this. One of these sellers just sent me a text with a web link to a page that is advertising lists for sale in my county. They are selling a list of 10,000 vacant homes in my county, a list of 9,000 tax delinquent properties in my county, and a list of 3,500 absentee owners in my county. All 3 lists are available for $400 through PayPal. Are any of you familiar with things like this? Is it a scam or does it seem legit? Are the lists up to date (in your experience) or is it old data? Thank you!

I realize this may be a very ridiculous question, but I'm asking anyway so I can get my hands on the process. The deals that I have done up to this point have all been through a realtor. This afternoon, I'll be looking at a property that I located online and I am 99% sure that the gentleman showing me the property is the owner. If this deal were to go through, what would the process look like? Would I submit an offer on a contract like a realtor would if I was using one? Can someone walk me through this please?

Yes @Peter K. I would find an attorney that specializes in Real Estate.
