@Shiloh Lundahl I would say I want to be more of a passive investor.  I thought about the turn key but like you said I will be paying more for it and the equity wont be as good, however it will be complete and fully managed.  I dont to be part of any syndication like funds.  I have some capital but not sure what areas to start looking in.  I have some ideas but will need to do all my due diligence to get a property I feel comfortable buying.  My first search would be to find something over 10 units but nothing lower than 4 doors.  Is there any websites that sell turn-key for those size units?  thank you for your suggestions.

I'm somewhat of a newer to REI, I have done a couple deals but currently have zero doors. I want to purchase buy & hold multi-family units in the US. The problem right now is I'm stationed overseas and might be for another 3-4 years. I really want to get started back up again but not sure if its a good idea right now. I have no way to get back to the states and have no boots on the ground to look at property for me. Should I trust an agent, property manager, inspector, etc., on a property? Any suggestions or help will be greatly appreciated. Thank you for your time.

Does anyone out there have a really solid book keeping spreadsheet/template they use on their rental properties? Something to keep track of all of your records, rents, cost, expenses, etc... thank you

My partner and I want to form an LLC before I purchase some property in NC. I've heard many ways of doing it and to start it.

Whats the best way to get started? where? do I need an attorney? is everything online?  Tips or Input?

Please help, any advice will be greatly appreciated. thank you
