Keep a lookout for the really good duplex deals. Dallas is over-priced, and so are Plano, Frisco, Allen, etc. You may still find a good deal in McKinney, but will be too far from your work in Dallas. Irving maybe another option, only if your work is in the west side of Dallas. Deals in duplexes on the MLS will be hard to find. You would be better off marketing for them to find your needle in the RE haystack. Good luck.

I know of 2 SFH in Fort Worth on a a conjoined lot. It is NOT a duplex, but independently built single family homes with their own garages. Both are 3/2/2, 3235sq.ft total area. SFH#1 rents for$975 with a long term 5 year tenant SFH #2 rents for $950 with a 2 year term tenant. Both rents are below market. Market rent with cosmetic renovation is $1175-$1250 each Location is off of south Camp Bowie and I-30 (south of I-30) SFH available in the area on the MLS as of 3rd week of July were selling for $90.90/sq.fr This one is selling for $250,000 ARV:$294,000 New 25 year roof will be installed, new HVAC condenser/AHU for one SFH, garage door replaced, gutters fixed before closing. Repairs required: paint, replace dishwasher, carpet, a few window screens if renting at market rate. You can live in an independent SFH on one side and cash flow on the other. The owner can do an owner refinance but her terms demand too high a down payment of $50,000, with a 5% interest rate amortized over 15 years, with a balloon payment of $165K after 2 years.
