thanks for the reply. I meant what characteristics as far as what makes a good rental or flip market. For example school systems, crime, what the rent rate is, etc. My goal is not to invest in a property that won't rent if a hold or sell if a flip

Hey all. What parameters/characteristics do u review to determine whether a rental market is a good market? Where do u find this info? Ive  recently been reading labor statistics and city data info. On same note, how do u do the same for flip market? Thanks

hey all. I live in NJ. I buy tax liens in FL and I bought one in Columbia Cty FL. I wanted to investigate this further to see if its worth pursuing further. Im looking for local wholesalers near Lake City, FL to talk to regarding this. Thanks.

while i have invested heavily in tax liens i have not foreclosed myself. however i have some general knowledge. u r gonna want to hire or consider hiring a real estate attorney. he or she should have knowledge about the specific foreclosure procedures in ur state. im from nj so itll be different here versus ur state. id estimate itd cost u 1-5k to foreclose. this is bc u might have to file a quiet title action. this will remove anybody elses claim against the property except for you. eveything else is like a normal deal. leave enough money to pay for carrying costs, repairs, taxes, and marketing. u shoukd decide now what ur exit strategy will be so u can jump in if u end up foreclosing. hope this helps.

Sorry for the confusion. I should've clarified. Yes does anyone have experience partnering with someone else to find cash buyers? What was your experience like? On that note has anyone partnered with "nj re cash buyers?" Thanks guys.

Hi all. Does any have experience using a third party to find a cash buyer? For example, I came across NJ RE Cash Buyers on Facebook? Just curious. Any thoughts are appreciated.

just quick follow up dean. i noticed you are from CA. that is a tax deed state. there wont be any properties with tax liens. you will need to county your county tax collector or equivalent and get the tax role list or properties subject to tax sales. when you get the list market to those owners. in CA the properties go right to deeding. therefore, if a property does make it to the sale the owner is going to lose it.

if you r looking specifically for tax lien properties there is no one website that lists properties that have liens against them. this is actually how i invest. you need to contact the tax collector for the town you want to research liens in. you need to get the most recent tax sale list or upcoming list if its i the future. if the sale has passed you need to have them give you the results of the sale. which properties did have liens placed against them. if its a future sale, i would plan on attending it. you can buy some liens yourself if you would like. however, at the very least go there to record which liens were placed. once i have my list, i check with tax collector to see if there are older liens on a property. e. g. if you have the tax sale list for 2012 i'll ask if there are any liens prior to 2012. you do this so that properties that are coming close to the foreclosure date, you can heavily market to. these owners will be more likely motivated b/c they are close to losing their property to foreclosure. back to websites, most tax collector offices will either mail/email you sale list. also a lot of times, they are posted on regional paper (ac press, ap press, etc). occassionally, you will get lucky and they'll post the tax sale list right on the townships website. hope this helps. sorry for length.
as far as foreclosed properties, you can just google foreclosure lists, and im sure you will find some. most of the ones i have seen require a monthly fee. you could also use a realtor, zillow, trulia, or other listing sites usually post foreclosures.

hi. thanks for the info. you definitely have me going in the right direction. new roadblock. both houses only show deeds with the county clerk. their records show no mortgages. so my next step is to skiptrace the previous owners? the owner of one of the houses is my neighbor's cousin. he is deceased and according to her had no family. im assuming his house would be floating around with the state somewhere. it doesn't sound like he was the type to carry a will. how can i research who owns his house now? thanks guys.

hi all. i was driving around my neighborhood and found two abandoned houses that are in fairly decent shape. i wanted to research them to find out if i can do something with them. the owner of one house died, but he was a loner and i don't think he left a will. the second house looks like it was just abandoned by the owners recently. guess they walked out on mortgage. how would i research who owns the house so that i can contact them? i have the addresses of both. i tried to research county clerk but they only let you search by block/lot. thanks for any input.
