thanks for the reply. good advice. its that initial fear. i think i am going to find a deal and bring it to my local REIA to start with.

No, you would not be responsible for the mortgage. Also, you would not be responsible for the other liens on the property unless you foreclosed on the home after the redemption period expires. Then yes you would have to satisfy all liens/title issues in order to foreclose.

Hi. I have a few questions that are scattered among topics. Any guidance would be great. As I'm sure is obvious, I'm a newbie and trying to find direction on how to start and make my head stop spinning.
1-I have read books describe single member LLC's as a bad idea b/c courts don't recognize them. Any guidance. Does it matter single member vs multi-member?
2-How do I collect money from my LLC? Does it distribute money to the owners at certain periods?
3-If a 2 member LLC makes more sense, could I create one where my SDIRA is one member and I am the other member?
4-I've read books on several different strategies. Should I focus on one strategy or is it ok to diversify? My concern is if I focus on wholesaling for example, that will limit the deals I can do. Maybe I can send the deal to an investor specializing in that strategy for a fee.
5-If I am a wholesaler, how should I begin? Should I develop my team, then build my buyer's list a bit before hunting deals?
I plan on beginning to meet at my local REIA. I'm hoping to maybe find a mentor I can shadow or work for. I think that's all I can think of. Everyone on here is great. This is he he's forum anywhere.

Hi all. I've been reading much material on wholesaling and rehabbing. I have a few questions I was hoping I could get guidance with:
-What did you all start with? Should I build my buyer's list a bit before diving into deal making? Or vice versa? As any newstarter I'm apprehensive about locking up a deal and finding an end buyer
-What requirements/criteria do hard money and private lenders look for as far as funding my deals?
-as a wholesaler, what info. should I be providing potential buyers? I want an investor buyer to have all the info they would need to make a snap decision. I want the shortest hold period for my deals.

any answers of guidance on where to find this info. would be greatly appreciated. thank you.

My apologies. I didn't realize I was posting in the commercial forum. Yes, I am looking to wholesale right now. But I'm also looking at leasing and subject to deals as strategies. I don't know if the info. I provide would be different in a wholesale scenario versus leasing and subject to. I'm assuming many people here are buyers as well as sellers. Looking for their perspective on what info. to provide to buyer. I would assume I should establish a standard, but make it complete. It would be ideal to get a buyer, have them look at my info., and make a decision without calling me asking for more. Thanks guys.

Hi all. I am new to the forum and real estate purchasing. I was going to ask for referrals for attorneys, title co., contractors, etc. However, I'm curious as to what people think my first steps/direction should be. Thanks for the info.
