If the repair estimate and ARV is accurate you have nothing to fear. A 50k spread is plenty margin to work with.

Hi,

Does anyone have suggestions for a company or individual that does soft money lending or full doc non-conforming renovation loans at reasonable rates at 6-8%? I'm a borrower with an excellent credit profile above 810, sufficient assets, documentable income, and experience and I don't feel the need to pay crazy hard money rates of 10-12% + 2-4pts. I'm typically obtaining 5% 0 points on conventional renovation financing, only now I need to close in two weeks.

 I have been doing cash out refi with Lisa Hudson from Synovis (coastal bank) in Pensacola, 30 year fixed. One was $45k and currently doing $65k at just under 4%

 Thanks Dan, I ended up going with Synovis( Bank of North Georgia). Was able to get a 70K unsecured personal line of credit at 4.5% for two years, pretty sweet deal if you ask me. Hopefully I will be able to locate another credit line in the 100-350K range for higher end flips.

Hi,

I wanted to reach out to the community and see if anyone has any sources of hard money lenders that offer attractive terms/rates for credit A+ credit worthy borrowers in Georgia. I have a 800+ fico score, sufficient liquid assets to buy/rehab this project myself, but want to leverage my funds on this project. It seems foolish of me to pay 10-15% as a credit worthy borrower.  Most of the hard money lenders I've been quoted from charge a minimum 9% interest with 5 points. I was hoping to find 5.5-7% with 0-2 points. Wondering if anyone has found better rates on hard money or rehab loans, and if so where.

Does anyone on the forum have any connections or suggestions for a Georgia lender that can write conventional 30 year investment mortgages under 40K? I have a property under contract at 47K that is a pretty good deal in good condition, with 15-20% down I am looking at a loan amount of 37-40K. 4-5 small time lenders I have already reached out to do not go under 50K.
