Hey guys, are code violated properties good? I've written down all the properties in a county with violations that had absentee owners. Is this a good start?

@Todd Fox That is very true. Are you saying that each particular project has its own exit strategy that suits it? So if was to pull in let's say 100 leads and out of those I have 10 accepted offers, if i have avalibe financing, time, and know how i could potentially do different deals for each one.

Has anyone ever started out with any strategy on credit only? This is not part of my plan but has it worked for you? I know cash flow is the most important thing when 100% financed. What are some other numbers I need to keep track of to make sure an investor doesnt go under?

@Todd Fox Well it depends my end game is to own plenty of buy and holds that cash flow each month. But flipping to earn capital isn't out of my mind either. What ever helps me get to my end game and learning along the way is best.
