@Gilbert Dominguez. Im definitely considering flipping it right now. My thoughts that its not an A class area so I dont have to make the property perfect and spend ton of money on materials. I will start looking for contractor that work small job or a hanyman that can do an ok job. A house cross the street same size sold for 90k. And I'm thinking now that have it fixed means that I can have more prospect home owners Who rather buying than renting specifically that price point anyone can afford a mortgage payment. Specifically I'm an agent so I can save some comission when I list it my self.

I will definitely seek an attorney opinion, do you have an idea how much an attorney cost to evict someone , a ruf range?

@Chris Jensen thats why I got this property from the first place it was 51 k ARV 159. There is definitely potential but as you said I have done easy flips where the property is vacont. But right now there is so much competition in Philadelphia and its not easy to get great deals. I knew at a point of my career I will run to this issue and want to force myself to deal with it so I can learn and apply that in following project's.

@John Webster I know I can get about $850 for rent its 2 bd / 1 bath. But it does need a lot of work to be ready for rent. Need new kitchen new path , heating source and new windows new doors. The problem I have another 2 flips and no time to complete the rehab on this one also i need the money to buy another property to fix and flip. My strategy now to flip as much as I can Then I will start hold when the market alow down and when I have enough reserve.

Hello everyone I brought an occupied property From xome.com and the terms and condtion of the sale was clear that they are selling that property as occupied. I tried to talk to whoever live in the property but they refused to talk and wanted to call the police, which is crazy since I own that property now how can I evict them ? ? The property located in Philadelphia, and if anyone know a good evction attorny I can use please let me know? .

I'm a licensed agent in PA and I have recently bought a property in Philadelphia at a class C neighborhood, I paid 29 k for it and the ARV 89 to 100 k. Im not sure if I should fix it ( cost about 17 k ) Or just clean it and list it for 55 k and make quick profit. Note: my brother is a contract but he is busy at this time , that why I'm debating. What are you thoughts?
