If a seller want to cancel the sale of his house, for any reason does he have to pay the buyer agent, not the listing agent , the buyer agent that have brought the buyer into the table?

The reason is that he decided he does not want to move out anymore and want to continue to live in the property ?

And that is after home inspection and apprisal.

I'm in the process of selling my home, and the home inspection found some minor evedince of mold on the basement,

Its like 3 quarter size spots.

The buyer asked for me to get a certificated and mold expert to take care of this issue .

However i dont believe that it needs that much repair I have found a special paint to treat that and prevents it from coming back.

The property is in Philadelphia PA

Is there any regulations of how bad thisnissue has to he inorder for us to treat it professionally.

I have won the bid on a property At auction.com the bid amount was 93000 and the reserved was met , I got the property under contact for 93000 I wired the title company the deposit which is 5% and after one month of waiting for them to close on the property .

auction.com called me telling me that the bank is no longer the owner for that property and they want to cancel my contract and give me my money back .

I never faced anything like that before.

my question is do I qualify for any compensation, since they cancelled my bid and the reserve have been met.

or we should what should I do in this case?

Hello everyone it's my first time doing a hard money loan on a flip im doint it in new Jersey state and my hard money lender asked me to get a Builder's Risk Insurance or Vacant Dwelling Under Construction Insurance

Anyone have recommendation as far which company have reasonable rates ?

@Jim K. That was very useful actually I do have a flooring comapny that I used them to sand another property I have. And they did a great job, for this 3bd house and stair it can cost me about $2000. But what I like about that wood it can be finished and the floor is sold, true its missing some pcs here and there but as you said they can easly fill those out and sand over it.

when flipping house is better to sand the old hardwood floors or new install new hardwood floor. Keep in mind that the condition of the old hard wood floors not horrible if they get sanded and finished they will look great but its those thin wood old style. Would it effect the ARV ? Or just a personal preference?
