I have a prospective home owner that refuses to sell because he doesn't want to deal with the Capital Gains tax. He said he is leaving it to his kids to deal with the taxes. What would you say to him to convince him to sell. He has owned the vacant lot since 2000. He has nothing to move it to for a 1031 Exchange. Thoughts?

Hi Ron,

There are three businesses in there now totally $5,100 in rents but it is low for rents in the area.

I have a seller who wants to get rid of his mixed use commercial property in downtown Ventura Ca. Do you base rents off of now or after fixing it up? It is in a very desirable area and there is a huge difference in CAP based off of now and in the future. Thoughts?
