Ashley,

That is a considerable amount, but it may be worth putting down if the deal is right. If it makes you uncomfortable, consider a longer DDP and set the conditions of the deal so that you are protected in case the deal falls through or you come across an issue that causes the numbers not to work in your favor...that's what I would do anyway.
