Kevin Phu , a refinance does not renew this requirement. Also, if you want to be very specific about it, a VA loan does not require the property to be your primary residence for more than the first 60-90 days after closing.

Tyler Hart my husband and I bought our first rental while still in the Army and used the VA loan. If you can find a property with the right numbers, investing while you're still in can make a lot of sense (plus, then you aren't paying to rent). I'm happy to answer any VA-specific or Army-related challenges you're considering.

Jessica Melendez have you considered Jersey City? My husband works in midtown and takes the PATH in- easy commute and no Penn Station. Also, when looking for a down payment, do you have a 401k? You may be able to take a loan against it given that you don't want to take the money out due to penalties.

I would like a recommendation for a general contractor to help assess improvement costs for a property we are hoping to purchase within the month in the Danbury, CT area. Does anyone have a recommendation to someone local who has done work for them?
