Hi BP,

What would be the most efficient way, taking cost in to consideration, to setup a Virtual Assistant who's out of the country to make phone calls into the US? I've been researching, VOIP's 8x8, xlite softphone, skype, prepaid phone cards, etc... Any Help with this would be appreciated.

Met my partner here on BP back in 2010 and have been doing deals since. We just closed on a probate deal that grossed us a little over 90K on a wholesale assignment, we closed about a month ago.

I agree with Mr. Dobbs, all banks care about these days is getting paid. With so many foreclosures going around the banks don't need more bad debt on their books. Now their are ways to get around the due-on-sale clause using trusts, but many attorneys, and states frown upon it. Nevertheless, I've done a couple here in California with no problem...

Home made yellow letters are still working for us... We use them to market for probate and FSBO. We use Microsoft Word Mail Merge with a handwritten font (red ink to be exact) we print them out on yellow paper with no lines. Here's the catch the envelope itself is handwritten on which I feel makes it look personalized and I feel that people receiving them will open them rather then toss them out since they look personalized. Remember the key is to have them open the piece of letter and read it, this should trigger some calls back to you.

99% of the time I use a company check, the only time I've been asked for a certified check was when I got an approval right away and we needed to close quick, due to lack of time. Other wise personal check is good enough on a regular 30 day transaction.

Oh one more thing just because they excepted another offer doesnt mean its gona close. Track the property, i typically send out an LOI during pending status. Remember its not a done deal until it closes so don't give up keep tracking it

Tip#1 - Go after REO's that have fallen out of escrow 1,2,3 or more times and/or are labeled Back On Market...

Tip#2 - Establish rapport with listing agents and submit offers through them or someone within their office. Also, what you put in your offers does matter, so keep that in mind...

Fun post! I have a 2001 honda accord manual transmission and does great milage used mostly to go and see properties and also picked up a 09' toyota tacoma trd sport which actually does great milage for being a 6 cyl. and having good towing torq and bed space for rehabing work etc...
