Ok ... so i have  a 52k ---- 10% for 30 years... the end payout is somewhere like 157k ... credit is great and the borrower is @ around 800 per day pay..... not including wife who makes around 25k per year...

Where am i at as far as selling the note?

I dont usually buy them.... I am going to try and sell this one depending on value..

Hey all.... We have a note that we may be selling. 

55k was the original -

Down payment - 2000

Credit of both parties very good 700 ish

53k principle 

Seasoned for 14 months

10% interest over 30 years

total payout was 167k 

Home is double wide mobile on 3/4 acres in good shape

Hey we are in horry county sc... trying to get a home equity loan on a mobile that we own on its own land... the mobile is in an llc and we currently have good tenants in there paying good rents.  Any ideas where to go on this?

Hey Steve thanks for the heads up....

We (my wife and I ) had already decided to have a go at it.... We are making money but doing the rehabs ourselves and its super time consuming.....

Did a lot of research and not that there is not good systems out there... Justin is more genuine and the people attending are (or were ) in the same spot we are in.  We realize that we can fine tune and peal off most of our work load

Its like trying to get past the break when your surfing.... you can paddle your *** off or you can take the rip tide and be out waiting for waves in minutes.

Here is what a friend that does credit repair/ flip houses does. He says that the minimum is a 30 percent ratio of debt to salary. This is also his business model

Credit score should be 640 or higher.

The brokers then can work with that (usually)

He also said repairing the credit yourself is fairly easy. However warned that you will have to do most of the work with some of the tennent buyers.
