Hey all.... I am selling a note to a friend. We financed a home on land and did a mortguage and note. I am wondering what the usually procedure is for handing off a note.... I was figuring i could just assign and record that at the county with the mortguage already in place... This is our first time passing off a note

am i missing anything ?

@Ryan Howell thanks for the input. I literally have no debt but maybe 3k on credit card that i keep to keep my credit scores up.  One of the issues im having is the home is just a mobile and tons are like nope no no no.... thats part reason i put this thread up (although as a bank i think i would flake on them as a business model as well)

I also do a really good job at limiting my tax liabilities, so they seem to have a problem with that as well, even though I can show 25k rental income.

I am even having trouble finding financing for our own home that we own outright and want to cash out refi that guy.

@Cody Barna Just lay it out...i have tons of equity in the property and would like to cash out refi. Evey one of them want to attach my income to the property

Hey ... i have a 4/2 in Myrtle beach that i am going to sell. Will give a shot here before i send to my wire the realtor.
4/2  is a mobile home affixed to the property which is approx 1/3 acre
roof is 3 years new, hvac system is 4 years new.
Tennants are on the property and in good standing and have been for 3 years and would like to stay. They are however on a month to month
takes 700 per year
hoa 30 per month
Rent is 1100 per month
The comps are 130k all dolled up. The home is in good condition, but does have renters.
We are looking to get $100k or best offer. I can send photos or give a facebook ad
call or text or message me here

Hey All
I have a Double wide on 1/3 acre in a decent community. We have about 80,000 equity tied up into the home and will be closing out the payments in a few months. The home is rented with good tennants that have been there for 3 years.
What we Want ?
We are trying to get the equity out of the property but getting stone walled by all banks and all brokers that i have talked with.
Any Suggestions and or soultions ?  no brrr here

were the ikea cabinets real plywood and was the cost palatable

@Katie Church  It all went smooth... i actually forgot about this ... but it was a Bill Gulley said i was just making up stuff in my mind and really wanted / needed that home to go through... and it did... we also stayed on and managed the home for the buyer .... so it was a win win win situation
