Thanks Michael for sharing the good advice. I'm a real estate broker myself but I've worked mainly with new construction on the buyer rep side. I will we coming from the ground up with my seller client who owns her land out right. She is wanting to develop a subdivision and we start out with a small phrase with about four or five SF units. I was able to locate a builder that I will be meeting in a few days I found him on the HBA site. This is new to me but have you dealt with spec building where the land owner defer the property to the builder? If so I would greatly appreciate any advice.  My main concern is making the numbers work for my seller.

Hello everyone I'm Elizabeth and I'm Broker In Charge of my owner operated company. I been in real estate for sixteen years and most of my work has been existing residential sales.

Today I'm asking for any help you all can share concerning handling a new subdivision start up and or spot building on some residential lots. I have a client that own land out right and she want to start out  building about 4 houses and then moving forward with a small subdivision the houses will be 90k -120k range.

I'm running into several local Realtors who have set up shop per say with a builder and don't want to release the builder name due to some type of agreement they have to represent this builder. 

So I'm basically wanting to do something similar with my client; but finding a builder who is free meaning not tied down to a realtor is hard.

Now if someone can share anything to help I would be most grateful.

My client has several acres of land she, and she want to start a small subdivision and I'm fishing for creative ways to get this task done.  Any information will help maybe a book to read on new construction deals anything.
