So here is the 101. I own 2.3 acres on the Umpqua river in Douglas County, Oregon. I'm zoned rural residential:

Officially, I can only own one residential property on my acreage. I have the option to build an additional in-law unit on the property; but this is not what I'd like to do. If possible, to subvert the zoning restrictions, I'm wondering if I can subdivide my acreage. I'm thinking that would allow me to keep the house on the upper acre, and possibly allow me to build on the lower acre right on the river. 

I have zero experience in a subdividing endeavor, so I'd like to hear from those who have subdivided or dealt with a similar situation, so I can benefit from your experience. 

Any insight would be appreciated as I move forward in exploring this option.

As far as Santa Rosa goes, stay away from the southwest & southeast part of town.

Where are you looking to invest . . . Tehama or Shasta Counties . . . elsewhere?

Being from that area (and having RE in Santa Rosa) I guess it depends on whether you want to flip and sell or turn it into a rental. In certain parts of Santa Rosa there is low inventory, so its a sellers market. Other parts, not so much. What is constant right now is the rental market which is red hot. Homes in the ghetto which rented for $1,100 a few years  ago are now renting for $2,800 due to low inventory. The lake county fires compounded this situation as everyone who lost their homes in that massive fire moved west into Santa Rosa.

At your age, us that money to put down on a SFH and then rent the rooms out to your friends and let them pay down your mortgage. That is how many successful people at your age started out.

I've seen a few posts about people achieving success to the level at which point they can quit their day jobs (I wish all of us could be so fortunate); but for those of you still slugging away, what do you do for work? 

I'm currently a hospital Operations Manager (non-clinical/ support services departments).

Maybe some of the folks here on BP who are located in southern Oregon should start one or organize a meet? Go out for pizza and introduce ourselves and discuss what we are all about or what we are looking to do. I'm still in California but I'll be back up there in mid January.
