Subdividing 101 . . . educate me on the best practices.

So here is the 101. I own 2.3 acres on the Umpqua river in Douglas County, Oregon. I'm zoned rural residential:

Officially, I can only own one residential property on my acreage. I have the option to build an additional in-law unit on the property; but this is not what I'd like to do. If possible, to subvert the zoning restrictions, I'm wondering if I can subdivide my acreage. I'm thinking that would allow me to keep the house on the upper acre, and possibly allow me to build on the lower acre right on the river. 

I have zero experience in a subdividing endeavor, so I'd like to hear from those who have subdivided or dealt with a similar situation, so I can benefit from your experience. 

Any insight would be appreciated as I move forward in exploring this option.
