So.. I have completed my first flip... Well let me rephrase that... Renovations have been completed. Numbers still looking good, just waiting and waiting on it to sale:)

I am starting a BLOG to describe the steps I have taken. ( Right or Wrong)

Please take a look at my blog "Ramblings of a Rookie" as I will be posting to explain the circles made to get the first one completed. 

It was a fun process and I  am ready for the next one.

  I have recently taken the Leap myself... My First Deal!   We are currently in the process of the rehab.  I would try to find someone Local that has some knowledge and could give you a Little  "Peace of MInd"  when looking at  your numbers. This will help  when you get ready to buy. 

Other than That.. Just got to have do you Homework, Have a little Faith and Go for it!

How can I find out more about a House that has a Vacancy notice on the door? ( actually 3-4 months worth)  It doesnt have any other infomation..

I would have to get funding via a traditional loan or a partner... From what I understand from the people in my area I have talked to.. they all love renals.. due to the large ARMY base in town.

Pete I know this is a stupid question but what do you mean by DP?

I am looking toward either a Flip or a Rental.... I think think it just depends what part of town I find the first deal..

When Starting out is it wise to start or get a LLC to try to purchase under?

I am not sure if my question actually makes since or not.. 

What is the best way to limit the actual Personal/Family risk if things do not go as planned?

I do have equity in my house, I actually own it out right.. It was a Family house that I remodled for myself and plan on renting it when we decide to move...

I do not know if it is a smart or not but i feel that I want to kinda leave this house out while trying to get my Actual first deal. I want to be able to use it help fund the mortgage of the next house I will live in.  Does this sound reasonable?

Would it be wise to try to get a conventional bank loan to fund my first BUY? or try anyway..
