Learn from my Mistakes

So.. I have completed my first flip... Well let me rephrase that... Renovations have been completed. Numbers still looking good, just waiting and waiting on it to sale:)

I am starting a BLOG to describe the steps I have taken. ( Right or Wrong)

Please take a look at my blog "Ramblings of a Rookie" as I will be posting to explain the circles made to get the first one completed. 

It was a fun process and I  am ready for the next one.

You make money on the buy and have to know where the market is going when you exit with hold times.

When you assume things and talk yourself into a deal that is when bad things happen.

To make you feel better I know people that have made millions to tens of millions, lost it all, and have made it mostly back again. They didn't pay attention enough to the market cycles which is critical. When cycles get overheated you sell into the next asset class that is recovering or if your LTV is low you just hold for the cash flow until the market turns again and look for deals in the mean time.
