I am working on a DS project, but we need a batch of addresses to model off of. 

I don't know any R, and before I learn any, how difficult will it be to download a batch of addresses using this API?

Think about the billions and billions of dollars stolen in history from people literally printing fake money. Think about the billions governments spend trying to fight this. Think about the conversations people had when paper currency was introduced. (scam, worthless, easily copied and faked). Now copy and paste cryptos and hacking.

The only thing real about an economy is demand for goods and services. Without the demand there is nothing. Value = demand with respect to supply, nothing more or less. People want cryptos. People want real estate. The rest works itself out.

With all of the hype and growth the bitcoin has received lately, I am surprised that major real estate players haven't discovered a way to funnel crypto currency into real estate investment deals. I am even more surprised the lack of discussion here about the new currencies. There are a few ICOs that are trying to address this gap (ICOs are IPOs for the crypto world). 

I think bitcoin is proving daily not to be just a fad. It's just a question of how digital currency and brick and mortar are going to merge at this point.

Passive income opportunity on this turnkey rental performing at 9% with property management and renters in place. 

All new roof, hot water heater, plumbing, electricals, carpet, paint, trim, etc. Full scale rehab complete in 2017.

Royal Oak returns on rentals are less than modest. I have seen a couple rentals perform well on the main roads (Lincoln, Campbell, and the Mile Roads) because you can buy these for a little cheaper and still price fairly high. I would say the same of late in Berkley.

Clawson Is going to perform better, but I think that Oak Park / Madison Heights / Ferndale have the best equity upside and cash flow. There are opportunities to turnkey flip as well in these areas. 

3/1's $100-135k ($1200-1500 per month in rent)

Invest in Detroit! There's a lot of misinformation out there about Detroit. There are basically 3 cities here, in terms of real estate. There is downtown, there are the run down neighborhoods, and then there are the neighborhoods on the upswing. Downtown, you can cross off of your list @ $40,000. But with $40,000, you can buy, renovate, and hold or buy, renovate, and flip (turnkey to an investor or to an end user). Obviously, there are some risks, which can all be mitigated with some due diligence. But the turnaround time on a cash flow or a flip, as well as the returns both short and long, are going to be a lot better than in most cities. ***Tip*** East English Village is a great place to start looking @ that price point. Other than that little pitch on Detroit, I think you will find that there are plenty of opportunities in your price point in a lot of markets, but will all come with some risk and hard work. Proper design and planning should reduce costs. Lumber and steel are way up this year + savings on the roofing and siding.
