I have used Rentometer to check and analyze rent prices. There are a few apps I just started using this week to see if they help. Padmapper, Zumper, Trulia Rentals, Zillow Rentals, Hotpads. They all allow you to look for rental prices in your area. Mostly only show what is currently available to rent not history but you can compare the locations and size of house.

Which projects have you decided to DIY but should have hired out?

Was it more difficult than you imagined? More time consuming or more costly?

I tend to bite off more than I can chew but if I don't try I don't know.

What a great find! Hopefully your tenants will take care of them. But refinishing them now and waiting to install laminate later is probably more economical. Unless you plan to sell in a few years. Refinishing them could appeal to buyers.

We are looking at our first flip. The previous buyer blacked out after the house tested positive for meth.

After speaking with a remediation expert in the area it seems that even with that cost this flip is a good buy.

Has anyone else ever fixed a meth house. Does your state require you to disclose it at the sale and or to tenants?

Anything else I need to worry about with this?

I found a great triplex with lots of potential but my realtor can find no sales comps within the last year in the area. It is in a section of the city that is separated from the rest. 

How will an appraiser evaluate the value in such a case? How can I analyze the ARV to know if I should move forward on this.

I called my insurance agent to get a quote and he suggest the rebuild value at $67K more than asking. But I'm estimating about $60 in reno. Even on the low end of rental rates it seems promising.

First deal rookie here. Your advice is much appreciated!!

For those of you who have invested in more than one market, why did you select a second or move the the next market?

Rents higher? Less competition? More leads? Family move?
