This was a post from last summer. It was a fairly high number. But the bid was about $5k to re-mediate but we didn't get the house. After we put on offer on it we did walk through it and it had a huge hole in the kitchen ceiling that went up through the roof! haha it was listed a 4 bed 2 bath but was only 2 bed 1 bath. The floor plan could have been adjusted to that.
In Utah once it is re-mediated it is not needed to say it had tested positive for meth. We learned a lot from that experience. I would buy one if it came up again. ;-)

I have never heard of that and it seems suspicious to me. What research have you done on this company?

Looks good! Numbers seem tight. Did you have to pay closing costs, holding fees and realtor commissions on the Sale of the property?

The first is less about profit and more about the learning that happens.

I'm looking to do fix and flips and I'm looking for good private money or hard money lenders that want to lend on projects in Utah. Are there any lenders that will just fund the rehab? I've been approached to partner with someone who will purchase the property if I bring the rehab money.   Also, if you've partnered like this before how to you protect yourself and ensure that you get paid.   TIA

@Cole Raiford  Thanks for the response! The seller would pay the closing costs and the interest rate is what the bank quoted me for an investment property. :-)   But I am afraid the costs are high. I'll keep looking and analyzing.

There are already tenants in the place for another 10 months so no rehabbing now. This is at the asking price (without negotiations, yet). The down will come from a partner or private investor so maybe we can split the cashflow.

Would you pursue this deal?
