FHA vs Conventional vs Mac

Hi there. I am wondering the benefits / risks between FHA, conventional and the new Mac loan. I am a current home owner but will qualify for all 3 depending on location. I am selling my condo to get a 4plex or a single family MIL. I'm looking for a long term cash flow opp.

Does anyone know how the above finance options apply?
