 I am Contractor and investor. I do work for investors with their Fix and Flips and New Constructions

There’s  quite a few Vacant lots that you can buy for new construction. I don’t know about Pompano but I know WPB has been pretty easy for selling my New Constructions. Keep in mind, Demolishing a house cost just as much as clearing a 1 acre lot in the Acreage. If you find anything I can give me a better idea on what you are looking at.

Agree with David. It all depends on Location and what you’re looking for. Loxahatchee area is not ideal for rental but great for selling. Anything East of I95 depends on the neighborhoods and how close you are to the beach and both would be great for rentals and selling!

There’s too many variables. For the most part any new construction will give you more Equity if you get it done at the right price. Schools do not bring up the value more than location here in the Tri-County

WPB - Schools have no affect but Location is Key! 

Broward - Certain areas schools does help but Location is more of a factor

Miami- Dade - Location, Location

No risk no reward.

What I have seen is that there wont be a burst or huge downfall. Banks are being strict with buyers, so the scare everyone is worried about wont likely happen. What is happening is the Market stabilizing and the comps will not let it drop drastically, if it does it will be gradually on until it stabilizes. 

I don’t see us plummeting to prices we had Pre Covid, we may drop about 10%-15% more and stabilize there.

I’m a Contractor and I have built SFRs and done full remodels in the Loxahatchee area and Throughout the county. I actually have one in the market as we speak off Key Lime and Sem Pratt.
