@Dolly Caswell Thank you for bringing RUBS up. I'm taking a look at it right now and it seems fair. I too was looking for a solution to have all the utilities billed to the tenants with properties that are not sub metered.

@Osmany Linares just curious. You mentioned that you would be using the VA loan on purchasing a SFR? One of the requirements of the loan is to make this property your primary residence. I'm just wondering how are you going to rent this place while living in it if you don't mind me asking?

@Osmany Linares Hey, I'm Adrian and I'm currently stationed at Ft Wainwright. I'm not an expert but here's my 2 cents. I think it's best to begin with the end in mind. Are you looking for cash flow or are you banking on appreciation? If Cash flow is what you're looking for then what is the number you would like to see per month on a deal? If it's appreciation, then what's your exit strategy? 

About utilities. I usually go to Zillow or Craigslist and look around at what other rentals are doing. Especially the ones close to the subject property. Most of the time it's the rent + electricity therefore the owner pays for water and gas. You would have to do a research on that one to get a number that is as close to the actual costs. Hello, my Realtor's automated email sent me this property. Although it's still under construction and will be available in August but I think it's a great investment because it is located near Eilson AFB and the news is that a fleet of F35 is coming to Eilson. That means more people but there are not enough housing around the base. If I could, I would use my VA loan to purchase this property but my salary wouldn't be enough to cover the monthly mortgage. I'm looking for someone who could partner with me on this deal.

@Ralph R. Hello Ralph, you have an amazing story. The only reason why I was brought to this post is because I have alerts for Alaska. I'm new in town and also a newbie getting started in Real Estate Investing. Can I add you and shoot you a PM? 

But since I'm here let me just add. I think the age we live in made it possible for the voices in our heads to reach thousands if not millions of people in an incredibly short period of time. A person has this desperate need to signifcant and/or want their opinions to be heard and Social media just amplified that. Where I'm getting at is, sometimes the best way to help someone is to leave whatever you want to say unsaid. As a newbie, I came here to BiggerPockets to learn from those who have more experience than I have. I'm guessing many more do so everyday. I've been criticized before when posting here but I know how to remove the emotion and just get the facts from their comments however others may not know how to. I applaud those who invest outside their areas because that entails more risks and they did it anyway. Even if they did fail, it's a learning experience and they can only get better from there. Hey, at least with the money they have, they decided to invest it instead of just going on a shopping spree or buy drugs or something worse. Maybe with the right guidance and people to show them how, they probably wouldn't have failed. Maybe that's why they're here at BiggerPockets, to find that guidance. Coz that's why I'm here. I don't want to fail.

Hello @Charles Jones. About that property, I placed a hold that and just went for another one at North Pole. As you mentioned I think it's a better area since it's between Eilson and Wainwright. Initially, I was just looking to market to Ft. Wainwright soldiers but I'm making the necessary adjustments now. Thank you for the reply. I'll consider it next time I'm evaluating properties.
