@Peter Tverdov there's a lot of knowledge in this thread. I'll try to just align them with your original question.

"Buying 4 caps"
If it's truly a "value add" deal, then you can disregard the going in Cap rate. @Evan Polaski comment is gold! You are figuring out how much you can decompress the cap rate (increasing income and/or decreasing expense) so when you apply the current market cap to that future NOI, the deal is attractive enough to pursue.

"Interest rates"
I believe that depends on 1) your exit strategy and 2) your source of funding. The higher interest rates might make it harder for those who got into a deal with short-term debt and realize refinancing will be difficult now. High-interest rates mean lower returns in the holding period. If your investors can stomach that idea, then there really isn't any friction point there. @Brian Burke explains it well in his comment about rent growth.

@Jordan Santiago First of all, congratulations on the accomplishments. It's not easy but you did it. There are a lot of great tips here so I'll try to add one that wasn't mentioned or at least @Paul Moore hinted.

Look into a mentor or a community. Having a team in Syndication is a requirement, not an option. In that team, there are multiple roles with unique job descriptions. If you could get a good grasp of how each role contributes to the end goal then you could relate how your skills, knowledge, and experience from your previous ventures can provide value to the team. Being in a community alone is worth everything. 

The biggest mistake I see investors who transition from the smaller to the larger assets is retaining the mentality is that they can do it all themselves. All the questions you just asked can be fulfilled by someone who is already doing that role. All you have to do is figure out what role you excel in and use that to market yourself to be part of a team.

@Corvez L Kendrick first of all, good job on making the decision. The next few steps should just be sequential. As @Michael Le mentioned, there are so many free/cheap resources you could start with. Each of the programs you mentioned either have their own podcasts or books. Look into them first and even join their weekend events to get a feel for the community and the mentors. 

I am a Jake and Gino member myself so I could only speak for them. I have no regrets and they continually impress me with their community, events and knowledge base. I believe it all starts from the top. That's the reason why the community are so close. I wish you the best of luck! Feel free to reach out to me if you have any further questions.

@Jason Malabute I will be taking that journey as well here in less than a year. I plan to do it radically though. I'm burning the boats and doing it full time. I do have living expenses enough for a year and I have a couple of rentals to sustain me for a bit. I know I can always get a job in extreme circumstances. A buddy of mine once told me that "You'll think a whole lot differently if you know this is all you got."

I know this answer isn't what you were looking for but I wanted to share this because you and I were in the same frame of mind. I hope this other perspective opens another opportunity for you.

I agree with @Ryan Kelly. Out of state investors looking in Killeen seeing the prices but not understanding the neighborhood is in for a rood awakening when managing it. Please do your due diligence.

It seems like they have a stringent interview process. If they don't think I fit or I don't see myself fitting in their community, I'll take you up on your offer. Thank you Paul!

@Naveen Chitluri I admire your courage for taking bold action. @Greg Scott and @Jeffrey Donis made really good points. It's asking directions on where to go and learning how to drive the car at the same time. The "How-to" questions are easy to answer once you've either done a couple of deals with someone experienced OR you can do all the work yourself and educate through books, podcasts and forums. All this of course is "PRIOR" to doing a live deal. By no means I am discouraging you. You are heading the right direction. With the right tools, you'll be unstoppable.

@Justin Goodin Awesome bird's eye view explanation to the world of Apartment syndication! I'm sure there are pertinent components as well but these 4 are definitely present and along with what @Jeffrey Donis mentioned. It's how all the components come together.
