@Jamie Lynch first off, welcome! Great job on taking the initiative and planning for a better future for yourself and your family.

The quick answer is "no", not cash flowing in day 1 is not a deal worth buying into. It's cliché but you'll here this a lot "you make your money coming in, not getting out". So if it doesn't make sense when you buy it, how would it make sense further down the road?

To caveat off of what @Nathan G. said, right now is probably where properties are selling for top dollars. So not only you're losing in the Cashflow end, you're also losing on the appreciation side. And it's a condo, so it wouldn't appreciate as much.

I should've lead with this but one of the most important rules when buying RE is to ALWAYS buy for Cashflow and never for appreciation. This gives you an edge when the market takes a turn.

Please don't take my opinions as a wall. You can buy condo. You just have to buy an excellent deal especially in these times. Tip, find a distressed one or one that isn't taken care of and buy it for a discount.

@Catherine ODonnell I think most owners just haven't updated their rents. Like what @Chris Allen said. There is so much out-of-state money in Killeen that the owners probably don't have a pulse on the market. Basic Allowance for Housing (BAH) adjusts year to year depending on the current rental market. BAH increased 2.8% for 2020. You are right in thinking of BAH as a means to determine rent prices though.

Hello! I would be careful in investing in Killeen. You could easily end up in the wrong street. Interview a bunch of agents and PM and cross-reference their opinions. That way, you can narrow down the neighborhoods on where you would want to buy.

@Justin Frank nice! I miss Lynnwood and Washington in general. I like being surrounded by trees and the rain is so comforting. I'm in the Army and I'm currently stationed in Texas. 

I spoke with @Account Closed yesterday. She's awesome!! I did a lot of research about Think MF as well and I'm very inclined to join. My current job is pretty demanding (with time and energy). It will be a waste to join now because I won't be able to engage with the group as much.

@Justin Frank by the way, I used to live in Lynnwood, WA. It's probably an hour or so North of Tacoma (depending the traffic on I-5).

Thank you for the recommendation Justin. I have not heard of them actually. You're the first one who brought them up. I'll look into them and see if I fit into their program.
