Post: M2M or Y2Y lease, pros / cons

I do a m2m exclusively. It is just what I have been learning from successful people in my area. I am not likely to pay the legal fees to chase down missing rents, I have the ability to easily raise rents if costs are increased, I can ask someone to leave easier if there is great disturbance to other tenants or the building.

I guess I gain freedom at the expensive of security.

I maintain that I am a property manager myself.

 I don't lord the land and I don't own it. The bank does. And I do have people to answer to, whether that be the bank or hard money lenders. 

But since the bank did trust me to manage the property, it's just where I am, as a newbie in my first property.

Hi,

 I am new to BP. I heard about the site while listening to the investors podcast. I have a friend who I rent from and began asking him some questions a while ago. He directed me to "Rich Dad, Poor Dad" and we have been meeting up almost weekly.

I am currently selling my time to an employer but am hoping to change a lifestyle so that I may retire someday. I am familiar with tooling, woodwork, carpentry, etc. but am working through an engineering degree that I earned.

I love my job, and the guys I work with and for. I just don't see a healthy retirement in my future there. I am more interested in being more independent.

I am here hoping to connect with like-minded individuals, where thoughts, ideas and experience can be shared.
