if it matches your criteria then buy it... the pricing history doesn't matter, if anything it reinforces the deal that rents are raisable

Vacancy and maintenance/capex appear low. Possibly management too

At first glance gross income compared to purchase price does look decent. Certainly worth investigating closer

I agree with the assessment here. I personally find Richmond too expensive to get any decent cap rate buy and holds without some aggressive tactics. Great place to live which will fuel further appreciation, I'm just not one to invest like that. But compared to New York, I'd say much better on multiple fronts

Cash ROI and total ROI though with paying attention to vacancy and maintenance/capex allowances. Also I like using IRR especially when factoring value add or rents changing significantly plus cash out refis etc effecting amount of equity in a project
