Hi Tan 

I have be going a lot of homework on real estate and feel that I’m ready.

I just want to make sure that I do everything the right way.  I listen to 

A lot of webinars here on BiggerPockets read many books I even joined me local real estate club with in the past 4 years But you are right about partnering up with some one with more experience.

Thank you for the great advice I’m going to run the numbers using one of the BP calculators and then try to find a good partner.

My next question is how do I put the deal together to find a partner.  Also in four year the new loan will pay everyone out of the deal.

Hello BP I need help I want to purchase a rental property. I need 20% to put down and the seller is willing to do owner financing for 5yrs at 7.5%. The property is $250.000. These are the questions that I have. 1. Do I start a LLC first. 2. Which is better hard money or private money for the cash to put down the 20%. If neither what is the best creative way to get in to the deal. 3. Do I use a small bank to refinance the property to a 30yr fixed. 4. Do I need a realtor. I think that this property would be great for my first buy and hold. Also within the next 8 months I will be moving to the city that this property is located. Thank you

Hello Gaberial 

You should start out  with wholesaleing to build up your cash.  I'm new to investing and just joined DREIA . You should also look into that as well. They have great coaching and it seems to be a good thing to be apart of.
