Hi and thanks for your response; as I am just starting out, I am probably speaking from a place of ignorance with respect to STRs but in listening to some of the folks speaking about STRs, it was suggested to have a contract that protects us (if needed). Maybe what Brno and the Airbnb have is sufficient but have not seen (yet) what that looks like - I am just setting up my vrbo account now.

Any other feedback/insight is much appreciated. Thank you

Hello - I am just starting out with a short term rental that I am updating currently and planning to have it ready shortly (I’m in Michigan).

Am looking for a contract to use as I’ve heard that vrbo and Airbnb do not have specific contracts.

Anyone have an example I could leverage and not start from scratch?

Hi Randy - thank you so much for your feedback and advice. Your detailed explanations of the potential options are very helpful - my first time at a bank foreclosure auction and as I am going through the process I try to anticipate what all might be coming my way and prepare as best as I can.

Thinking about using it for our family’s summer “vacation home” and short term rental when we are not using it. Thinking vrbo or Airbnb. Have never done this before and will need to start getting up to speed on what all is required to get on vrbo and Airbnb, any local city requirements for this type of use.

I bought a house at a foreclosure auction and am in the process of signing contract and preparing for closing in 30 days. The house is currently occupied by the people that the bank foreclosed on. 

From your experiences, what is a good/effective/quick way to have the current occupants move out?

I received a letter in the mail today indicating that my tenants have filed for chapter 13 bankruptcy. The one year lease ends at the end of April but in previous discussions with tenants they indicated that they would like to continue to stay another year. They have not always paid on time but are up to date with rent for having been renting from me for two years. Does anyone know what it means ( for me ) that the tenant has filed for chapter 13? There is no outstanding debt they owe me. Can future rent payments be at risk or does this bankruptcy paperwork protect them from having to pay rent going forward? Should I try to get the out by the end of the term ( end of this month)? Any thoughts are greatly appreciated Thank you.

This house is in Westland. Never had to evict anyone but after 3 years now I have to learn this process as well...unfortunately

thank you @Bill Gulle ; before going to the attorney, I wanted to at least have some basic knowledge so I at least will understand the concepts. That is why I am asking here...hopefully I will lean this concept and will be better prepared for a discussion

I served the tenant a 7 day notice for non-payment (I am in Michigan) via First Class Mail. He received it the next day.

My question is: when does the 7 day period begin? when I put the notice in the mail or when the tenant received it?
