@Kevin Ramos In my experience, most HOA members don't vote in elections. To that end, you may have to campaign. Go door knocking with some facts that show the benefits of MTRs. Sounds like you need to have 40% vote against. Hope it works out for you. Good luck

@Taryn Cuen Try reaching out to a credit Union. I know the cost to originate loans is currently limiting lenders but a few years ago, Navy Federal credit Union financed a $26,000 purchase for me.

Thank you all for your responses. You're all right. I talked to a tax person and she said the 22 months will count as long as I move back in for 2 months within the 5 year period.

@Andy Lanyi You may be able to get a DSCR to pull out as much as you can from the properties but I wouldn't recommend it. I suggest you get the most you can at the best rate otherwise, you'd just be getting a very expensive loan. I know a great lender who can help, not me; but DM me if you're interested and I'll share her contact.

I lived in my primary residence for 1yr and 9months since I owned it (I was a tenant in the same house for 2yrs prior to owning it) then I turned it into a rental. If I sell it within 5yrs from owning it, would I be able to exclude the tax on the gains up to $250,000

@Brian Udall Watch as many bigger pockets real estate videos as you can on YouTube. Start with the old ones with Josh and Brandon then work your way forward to Brandon and David. Also, get your finances in order so maybe watch the videos with Mindy and Scott.

@Juan Avalos Reach out to a local credit union. If the homes in the area are priced around that range, someone is lending on them. Look up the banks in the neighborhood.

@Josh H. If you don't hate your job, and you've been successfully flipping all this time with the job, keep the job. The better you get at flipping, the less of your attention it should need so you should be able to do both. Think of it like diversifying your portfolio.
