no LOANS under $50k - WTF

So my loan officer tells me I'm approves for $150k but I saw this property or $50k duplex and he said he cannot do it because with me giving 25 % down it would only come out to $37500 loan.. is this true all across Real Estate? no home loans under $50k? I have 700+ credit score.

 Listing agents don't get paid unless the house sells, which typically means they don't get paid unless they know a lender who can do the baby loans. Get a referral. If this listing agent doesn't have one, go find some other local <$50k properties and call those listing agents. 

You can do what @Aidan Mulligan above suggested and call every bank in town, but you will probably save time going the route I'm suggesting here.
