@Bill B. Okay that makes sense thank you. I just want to make sure I understand correctly, so even though she will be receiving a lump sum in 3 years from the balloon payment (it is an investment property she's selling me, not primary residence), she can't 1031 that because technically when she sold it to me today she became the bank and no longer owns the property, so basically the lump sum paid to her at the end, is the same as a bank making money and therefore taxed as income tax? Or would it still be capital gains tax because it is proceeds from that property? I totally understand if you can't answer this, as these may be questions for my cpa who I am calling tomorrow! Thanks for the response!

Hey guys! I have a potential deal I'm about to go under contract on, there is just one hiccup. The seller is seller financing me the property with a balloon in 3 years if it appraises for the current purchase price in 3 years. She wants to build her dream home in 3 years and wants to use the proceeds to build it. She says she is worried about having to pay 47k in capital gains in 3 years which is a big chunk that could go towards building the house. The property I would buy is in her LLC but she would like the dream home she's building to be in their personal names, can she use a 1031 exchange at the end of the 3 year balloon when I pay her off and use those proceeds towards a new construction build? If not, are there any other creative ways you can think of where it would defer her capital gains? Theoretically in 3 years could I refi and pull out the money she needs and lend it to her to build the house?

I really would like to stick to seller financing on this deal because the terms she wants are amazing and it really could be a win-win all around if she gets to build her dream home.

@Vicente Hernandez thanks for the comment! I totally agree starting out with leasing is a great strategy to build connections while also getting paid for the leasing commissions, when I first got my license I did leasing and just didn’t stick with it, so maybe I should do it again. Thanks!

@River Sava Thanks for the tips! I recently went to my first ever BP meetup here in NWA and it was awesome and a great place to meet everyone, so I would definitely recommend anyone to go to any of their local meetups!

Hey guys! I am an agent here in Northwest Arkansas as well as a rookie investor with one duplex I bought a couple years ago at 18. Currently I've been working on trying to get my active income up, because I have no other source of income than the duplex cashflow ($1100/mo). Im 21 now and still live with my parents so expenses are low, but my goal is to make 50k in active income by Dec 31st, 2024 and I have been brainstorming about somehow wholesaling but also using my license as an agent to get clients and potentially find off market leads and instead of putting them under contract myself like a wholesaler and then assigning them, is there a way y'all can think of to just bring those leads as an agent to cash buyers and get a commission without them taking the deal from under me? I'm also open to any other feedback/ advice on how to grow my active income, its my one thing now that i'm putting my head down and focusing on!

Hey there Kevin! That's awesome you've decided to start investing here in NWA, I am also an agent here focusing on investing so feel free to reach out! Are there any specific strategies that feel yourself leaning towards more than others? I heard a quote the other day that the best and worst thing about real estate is that EVERY strategy works, but you can't do them all at once. So my advice if you haven't decided on a strategy already would be to try to choose just one strategy to focus on to start out with! That quote has helped me personally with my investing and business recently to just put my head down and focus on the one thing. Good luck to you!

Hey guys! My name is Aden Brust, Im a newbie investor with 1 deal under my belt that I bought when I was 18, and I have been an agent for almost 3 years now in Northwest Arkansas! A little bit about me thats not related to real estate, I have lived in NWA for 10+ years and I love to call this place home, I am also a sports/adventure photographer sometimes, I love hiking and skiing, and somehow after all these years in Bentonville I am just now getting into mountain biking and I love it! I am making this post for anyone local to NWA to comment and potentially meet up with, so lets go grab some coffee sometime!
